Roof repairs across Cheshire

Most leaks are not where the stain is. We find the actual cause, fix that, and show you the photographs either side.

A roof leak is a detective job before it is a roofing job. Water enters at one point, runs along a batten or a rafter, and drops through the ceiling somewhere else entirely, often a metre or more away. Patch the stain and you will be back next winter.

So we start in the loft. Daylight through the felt, water tracks on the timbers, nail fatigue on the slates, a flashing that has lifted away from the brickwork: the evidence is nearly always visible from the inside before it is obvious from the outside.

Scope

What we repair

  • Slipped, cracked and missing slates or tiles
  • Leaks traced from the loft, not guessed from the ceiling stain
  • Failed lead flashings, soakers and valley linings
  • Ridge and hip tiles re-bedded or converted to dry fix
  • Storm damage, including emergency make-safe
  • Chimney stack repointing, flaunching and flashing
  • Verge and bargeboard repairs
  • Blocked, sagging or leaking gutters and downpipes

Worth knowing

Repair or replace?

The honest test is proportion. If the slates are sound and the problem is localised (a handful of nails gone, one valley past it), a repair is the right answer and will buy you another decade. If more than about a fifth of the roof is failing, or the battens and felt underneath have gone, repairs become a subscription. At that point every patch costs you money that should have gone towards the real fix.

We will tell you which side of that line you are on, in plain terms, before you spend anything.

FAQs

Roof Repairs: your questions

Something not covered? Ring us. We'd rather answer it now than have you guessing.

Can you come out in an emergency?

Yes. Active leaks are prioritised and usually seen within 24–48 hours. We will make it watertight on the first visit where it is safe to do so, then come back for the permanent repair once scaffold or dry weather allows. Ring 07470 988 330 rather than emailing if water is coming in right now.

How much is a typical roof repair?

Small repairs reachable from a tower, say a few slipped slates or a re-bedded ridge tile, typically run from around £150 to £450. Anything needing full scaffold starts higher because the access is the bulk of the cost. You will get the exact figure in writing before we book anything in.

Will my insurance cover storm damage?

Often, yes, if the damage is sudden and weather-related rather than long-term wear. We photograph and document everything as standard, which is usually what an insurer asks for. We will give you a written report alongside the quote if you are making a claim.

Do you guarantee repairs?

Yes. Repairs are guaranteed in writing like any other job, with the term stated on the quote. If what we fixed fails, we come back.
