Flat roofing in EPDM & GRP

Felt belongs in the past. One-piece EPDM and seamless GRP give you a flat roof with nothing to split.

Almost every failed flat roof we strip off is built-up felt, and it has almost always failed at a seam or an upstand. Felt is laid in overlapping strips, those laps are the weak point, and twenty British winters of expansion and contraction will find them.

Modern flat roofing solves that by removing the joints. An EPDM rubber roof on a domestic extension is usually cut from a single sheet, genuinely seamless across the whole span. GRP fibreglass is laid wet and cures into one continuous shell. Either way, there is no lap to open up.

Scope

Where we fit them

  • Rear and side extensions
  • Garages and outbuildings
  • Dormer windows and box dormers
  • Bay window roofs and porch canopies
  • Balconies and walk-on terraces (GRP with an anti-slip topcoat)
  • Replacing failed felt, asphalt or old mineral-cap roofs

Worth knowing

EPDM or GRP?

EPDM rubber is the better choice for larger, simple spans. It is installed cold with no flame on the roof, flexes with temperature instead of fighting it, and comes with a 20-year material warranty against a realistic 50-year life. It is black, matt, and you will never look at it again.

GRP fibreglass suits smaller or more complicated roofs (bays, porches, anything with lots of upstands and awkward corners) because it is laid liquid and moulds to any shape. It gives a harder, walk-on surface and can be topcoated in grey, green or slate. It needs dry weather to cure, so winter installs sometimes wait for a window.

Both get new timber decking where the old boards have gone soft, insulation upgraded to current regulations if the roof is over a heated room, and proper falls cut in so water actually reaches the outlet instead of sitting in a puddle.

How long does an EPDM flat roof last?

The membrane carries a 20-year material warranty and, in practice, properly installed EPDM roofs are still performing well past 40 years. There is no maintenance beyond keeping the outlet clear of leaves.

Can you lay a new flat roof over the old one?

We very rarely recommend it. Whatever rotted the old deck is still under there, and you lose the chance to put proper falls in and upgrade the insulation. Stripping back to the joists costs a little more and is the difference between a 10-year roof and a 40-year one.

Why does my flat roof hold water after rain?

Because it has no fall, or the deck has sagged between joists. Standing water is not an immediate emergency on EPDM, but it accelerates ageing on every covering and it is a sign the structure underneath is tired. We cut proper falls into every roof we lay. A flat roof should never actually be flat.

How long does the work take?

A typical single-storey extension roof is a two to three day job, including stripping the old covering and replacing the deck. Smaller bay or porch roofs are often done in a day.
