Fascias, soffits & guttering

The roofline is the bit everyone sees and nobody thinks about, until it rots, and takes the rafter feet with it.

The clue is in our name. Fascias, soffits and gutters are the least glamorous part of a roof and the part that does the most quiet work: holding the gutter, closing off the rafter ends, letting the loft breathe and keeping water off the wall.

When they go, they go expensively. A rotten fascia stops supporting the gutter, the gutter sags and overflows, the water runs down the brickwork, and within a couple of winters you have damp inside and rotten rafter feet that need splicing. Replacing a roofline is a few days' work. Repairing what happens when you do not is a great deal more.

Scope

What we install

  • Full-replacement uPVC fascias, so the old timber comes off rather than being capped over
  • Vented soffits sized to meet current loft ventilation requirements
  • Seamless and standard guttering in round, square and ogee profiles
  • Downpipes, hoppers, shoes and underground connections
  • Bargeboards, cladding and dry verge systems
  • Black, white, anthracite grey, rosewood and oak woodgrain finishes
  • Gutter clearing, realignment and leak repairs

Worth knowing

Why we will not cap over your old timber

Capping is the cheap way: a thin uPVC skin nailed straight onto the existing wooden fascia. It looks identical on day one and it is roughly half the price. It is also why we get called out to the same houses five years later.

The timber underneath is usually the reason you wanted the job done. Sealing it behind plastic does not stop it rotting. It traps moisture against it and speeds it up, while hiding the evidence until the gutter brackets pull out of it. Meanwhile the felt is left hanging into the gutter rather than being dressed over a proper eaves tray.

We strip the old timber off, inspect and treat the rafter feet, fit a new eaves protection tray and ventilation, then fit full-replacement board. It is the only version of this job worth paying for.

Fascias, Soffits & Guttering: your questions

How much does a full roofline replacement cost?

A typical semi-detached (front and back fascia, soffit and guttering) generally falls between £1,800 and £3,200 including scaffold or tower access. Detached properties and anything three storeys up cost more, mostly because of access. We measure and quote in writing.

What is the difference between capping and full replacement?

Capping leaves your original timber in place and covers it with a thin uPVC board. Full replacement removes the timber entirely and fits a structural uPVC fascia. Capping is cheaper up front and we do not offer it, because the rot you were trying to fix carries on behind it.

Do soffits need to be vented?

Almost always, yes. Without airflow at the eaves, warm damp air from the house condenses on the cold underside of the roof, and you get wet insulation, mould and eventually rotten timbers. Current guidance is a continuous 10mm or 25mm vent depending on the roof pitch and type. We size it to the roof rather than fitting the same strip everywhere.

Can you match anthracite grey windows?

Yes. Anthracite is the most requested finish we fit at the moment, and it is available across fascia, soffit, guttering and downpipes so the whole roofline matches. Black, white, rosewood and golden oak are all standard options too.
